Residential Tenancies

We deal with residential tenancies under the three private sector regimes: the Rent (Agriculture) Act 1976; the Rent Act 1977; and the Housing Act 1988.

We also advise on leasehold enfranchisement and extensions, in relation to flats and houses, under the Leasehold Reform (Housing and Urban Development) Act 1993.

We provide advice on a range of issues relating to:

  • dilapidations
  • rent arrears
  • fair rent and rent review
  • recovery of possession
  • service charges
  • tenant insolvency
  • ADHAC (Agricultural Dwelling-House Advisory Committee) procedures
  • service occupancies

We represent clients at all stages, including the preparation and service of notices, and undertake advocacy before the courts and the ADHAC.

We also deal with the letting of residential properties, from the provision of standard tenancy agreements and the grant of assured shorthold tenancies (ASTs) through to the drafting of bespoke tenancy agreements for highly individual properties.

We undertake audits of residential property portfolios, providing advice on security of tenure, succession rights, conversion between statutory regimes and rent review.
